– Som i 2025 tror vi at enkelte byer vil få en langt sterkere utvikling enn den nasjonale, og særlig Stavanger, Bergen og Tromsø vil skille seg ut, sier administrerende direktør Henning Lauridsen i Eiendom Norge i en pressemelding.
I Stavanger venter organisasjonen at boligprisene vil stige hele 10 prosent neste år. I Oslo er prognosen 5 prosents vekst.
Spådommene for Bergen, Trondheim, Kristiansand og Tromsø er på henholdsvis 8,5, 4,5, 5 og 9 prosent.
– I 2025 har Oslo utviklet seg mye svakere enn de fleste ventet, samtidig som Stavanger og Tromsø har vært mye sterkere. Dette bildet tror vi vil fortsette i 2026, og Oslo vil også neste år preges av nedsalget av utleieboliger, sier Lauridsen.
Utover dette mener han de viktigste driverne i markedet er høy rente, reallønnsvekst, lav ferdigstillelse av nye boliger og svakere befolkningsutvikling.
Ifølge Eiendom Norge er vi inne i en boligkrise som vil vare lenge som følge av lavt nyboligsalg. I Oslo motvirkes effekten av dette på prisene av at mange tidligere utleieboliger legges ut for salg.
Den nye prognosen bygger på en ventet utvikling i de nominelle boligprisene fra januar til desember neste år.

Dette bildet tror vi vil fortsette i 2026, og Oslo vil også neste år preges av nedsalget av utleieboliger, sier Lauridsen.\n\nUtover dette mener han de viktigste driverne i markedet er høy rente, reallønnsvekst, lav ferdigstillelse av nye boliger og svakere befolkningsutvikling.\n\nIfølge Eiendom Norge er vi inne i en boligkrise som vil vare lenge som følge av lavt nyboligsalg.
