   "content" : "Siste søndag i advent sitter Kurt Thingstad på hytta på Gautefall, med vid utsikt over Telemarksfjellene. Fra stuevinduet kan man blant annet se toppen av Lifjell på en finværsdag som denne. I år feirer han og familien jul her for første gang i egen hytte.\n\nHytta ble kjøpt tidlig i 2025, og overtatt i mai. Den er fra 2013, men har fått et solid løft siden overtakelsen. Gulvene er slipt, vegger, lister og tak malt, kjøkkenfrontene foliert. Hytta er stylet og innredet for å få fram både romfølelse og fjellpreg.\n\n– Det var en fin hytte fra før, men det handlet om å hente ut potensialet. Vi har gjort den litt lunere og mer moderne, forteller Thingstad.\n\nHan og familien solgte tidligere i år sommerhytta ved sjøen utenfor Langesund. Nå er det fjellet som gjelder.\n\n## – Gautefall var egentlig aldri noe spørsmål\n\nValget falt raskt på Gautefall. Ikke Rauland. Ikke Gaustablikk.\n\n– Det handler om tilgjengelighet. Her er det litt over en time fra Grenland. Det gjør at vi faktisk bruker hytta mye mer, sier han.\n\nThingstad har jobbet som eiendomsmegler i over 26 år. De første 15 årene i Oslo, før han flyttet tilbake til Grenland. De siste 11 årene har han solgt mye fritidseiendom i Telemark. Særlig på Gautefall, i Nissedal, på Kyrkjebygdheia og rundt Nisser.\n\nKona har også vært mye her oppe gjennom årene, og familien kjente området meget godt fra før.\n\n– Vi har leid hytte her flere ganger, for å kjenne på det. Da vi først bestemte oss, var det egentlig ikke aktuelt å kjøpe noe annet sted, forteller 52\\-åringen.\n\nHytta ligger i øvre del av Rytterspranget, med ski inn – ski ut, og umiddelbar nærhet til både alpinbakken, langrennsløyper, turterreng og sykkelstier.\n\n## Fjellmegler – også i praksis\n\nTil daglig er Thingstad leder for Nordvik i Skien og Porsgrunn. Kontorene slås nå sammen i ett felles «powerhouse» på Nenset – midt mellom byene. De har totalt 17 ansatte inkludert back office og trainee\\-stillinger.\n\n– Vi jobber tett sammen allerede, har mange møter og samarbeider mye. Da gir det mening å samle alt under ett tak, sier han.\n\nSamtidig varsler Nordvik en tydeligere satsing på fjell\\- og fritidsboliger. Tre av meglerne på kontoret har nå hytte på Gautefall.\n\n– Det gir en helt annen nærhet til markedet. Jeg kan bokstavelig talt spise søndagsfrokost her, og gå ut og holde visning i nabolaget, sier Thingstad.\n\nHan legger ikke skjul på at det også er praktisk.\n\n– Når du kjenner området godt, er mye her oppe, og faktisk bruker fasilitetene selv, så blir det enklere å gjøre en god jobb.\n\nHan presiserer at Nordvik også fokuserer på å selge boliger i resten av Drangedal og omegn.\n\n## Tror på området – også i tøffere tider\n\nFritidsmarkedet har hatt noen krevende år. Renteøkninger og usikkerhet har gjort at mange hytter ligger lenger ute for salg enn før.\n\n– Fritidsbolig er et luksusgode. Når markedet bremser, merkes det først der, forteller Thingstad.\n\nLikevel har han tro på Gautefall og området rundt.\n\n– Det bygges fortsatt, det selges fortsatt, og tilbudet her oppe er solid: alpinanlegg, langrenn, sykkel, turterreng og et godt servicetilbud.\n\nHan trekker også fram det lokale engasjementet, og at han selv har røtter i Drangedal. Bestefaren Halvor Bærstad kom nemlig fra Kjosen. Kurt har vært i disse traktene siden han var guttunge.\n\n– Det er kanskje også derfor dette føles riktig.\n\nNå venter julefeiring på ny hytte, med eller uten snø i bakkene.\n\n– Det blir jul uansett, smiler han.",

Fra stuevinduet kan man blant annet se toppen av Lifjell på en finværsdag som denne. I år feirer han og familien jul her for første gang i egen hytte. </span></p><amedia-placeholder index=\"1\" wordcount=\"46\" /><p>Hytta ble kjøpt tidlig i 2025, og overtatt i mai. Den er fra 2013, men har fått et solid løft siden overtakelsen. Gulvene er slipt, vegger, lister og tak malt, kjøkkenfrontene foliert. Hytta er stylet og innredet for å få fram både romfølelse og fjellpreg.</p><amedia-placeholder index=\"2\" wordcount=\"91\" /><p>– Det var en fin hytte fra før, men det handlet om å hente ut potensialet. Vi har gjort den litt lunere og mer moderne, forteller Thingstad.</p><amedia-placeholder index=\"3\" wordcount=\"118\" /><p>Han og familien solgte tidligere i år sommerhytta ved sjøen utenfor Langesund. Ikke Rauland. Ikke Gaustablikk.</p><amedia-placeholder index=\"4\" wordcount=\"145\" /><p>– Det handler om tilgjengelighet. Her er det litt over en time fra Grenland. Det gjør at vi faktisk bruker hytta mye mer, sier han.</p><amedia-placeholder index=\"5\" wordcount=\"170\" /><p>Thingstad har jobbet som eiendomsmegler i over 26 år. De første 15 årene i Oslo, før han flyttet tilbake til Grenland. De siste 11 årene har han solgt mye fritidseiendom i Telemark. Særlig på Gautefall, i Nissedal, på Kyrkjebygdheia og rundt Nisser.</p><amedia-placeholder index=\"6\" wordcount=\"212\" /><p>Kona har også vært mye her oppe gjennom årene, og familien kjente området meget godt fra før.</p><amedia-placeholder index=\"7\" wordcount=\"229\" /><p>– Vi har leid hytte her flere ganger, for å kjenne på det. Kontorene slås nå sammen i ett felles «powerhouse» på Nenset – midt mellom byene. De har totalt 17 ansatte inkludert back office og trainee-stillinger.</p><amedia-placeholder index=\"9\" wordcount=\"317\" /><p>– Vi jobber tett sammen allerede, har mange møter og samarbeider mye. Da gir det mening å samle alt under ett tak, sier han.</p><amedia-placeholder index=\"10\" wordcount=\"341\" /><p>Samtidig varsler Nordvik en tydeligere satsing på fjell- og fritidsboliger. Tre av meglerne på kontoret har nå hytte på Gautefall.</p><amedia-placeholder index=\"11\" wordcount=\"361\" /><p>– Det gir en helt annen nærhet til markedet. Renteøkninger og usikkerhet har gjort at mange hytter ligger lenger ute for salg enn før.</p><amedia-placeholder index=\"15\" wordcount=\"458\" /><p>– Fritidsbolig er et luksusgode.
